This project consisted of adding a 400 sf addition on a crawl space along with installing all new kitchen and bath cabinets in bump out area, installing a curb less walk in shower and half bath and relocating laundry and creating a new pantry and wet bar. I was then asked to reside the entire house, and add an aggregate patio and entirely remove key structural walls. This then required LVL beams in 3 locations that walls were removed, a new separate furnace and ac installed in the attic to heat/cool upstairs since heat ducts were wiped out and then shift plumbing lines and hot water venting pipes that were wiped out by the wall removal. We also discovered that the outside walls had only foam board and had to remove and add OSB sheeting with Tyvek to enable nailing siding to the house. We also found 3 rotted windows and had to remove and rebuild 3 separate window sections of the house. I did all this in under 6 months with only $100k of on the fly change orders.
