Holly Custom Home

This project consisted of building a custom 3800 sf home, with 2000 sf walkout basement with 10 ft high walls, with a custom 3 level turret, veranda, 54 windows, 3-8 ft doorwalls, a French door, 5 curved windows, and a 6 ft doorwall. It had a custom kitchen and butler pantry and 950 ft 4 car attached side load garage.

Warwick Woods custom home

This project consisted of building a new home across the street from Warwick Hills Country Club,  It features 3660 sf, 9 ft walkout lower level, 90% brick, 50 yr. shingles, granite countertop throughout, 3 car side load finished garage. It has 4 bedrooms, 2 full, and 2 half bath. 1st and 2nd floor laundry. Double staircase with wrought iron railings, dream kitchen with island and up/down lighting with stone backsplash. It also has a living room, family room, and a den, and formal dining room with butler pantry, all 4. The master bedroom is spacious and has an added bonus room next to it, with large walk in closet. The master bath, has dual sinks, granite counters, heated floor tile, jetted tub, and glass shower with compartment bath, and laundry. The flooring has extensive use of travertine tile and Manchurian Walnut hardwood.

Waterford New Construction

New construction utilizing a pre made foundation and modular home shell that was then finished inside including upstairs and basement with a front porch covered deck and 2 car garage added.

Lake Orion addition with kitchen, baths, office, siding and patio.

This project consisted of adding a 400 sf addition on a crawl space along with installing all new kitchen and bath cabinets in bump out area, installing a curb less walk in shower and half bath and relocating laundry and creating a new pantry and wet bar. I was then asked to reside the entire house, and add an aggregate patio and entirely remove key structural walls. This then required LVL beams in 3 locations that walls were removed, a new separate furnace and ac installed in the attic to heat/cool upstairs since heat ducts were wiped out and then shift plumbing lines and hot water venting pipes that were wiped out by the wall removal. We also discovered that the outside walls had only foam board and had to remove and add OSB sheeting with Tyvek to enable nailing siding to the house. We also found 3 rotted windows and had to remove and rebuild 3 separate window sections of the house.  I did all this in under 6 months with only $100k of on the fly change orders.

Watkins Lake Addition

This addition project started as cottage with rubber flat roof that leaked. I added the 1200 sf addition over it while the homeowners lived there the whole time. In addition, added trussed roof to rest of the house, with architectural shingles, and completely sided it to match, using Anderson 400 windows, 2x6 walls with cellulose insulation, added a new on demand water heater, new 90 plus furnace, with humidifier, and filter, and new a/c unit. All new electrical with 200 amp panel and removed old screw in fuse panel. I added a spiral staircase inside and some custom trim to cover steel post. The upstairs bath added custom tile, a jetted tub, a glass euro shower and granite countertop.

Watkins lake 1st floor project

This project consisted of demoing almost the entire 1st floor, including an old kitchen and bath and an existing bedroom and even an entire main front load bearing wall. I replaced the front wall with a  12 ft dorrwall and windows, then the bedroom walls had to have LVL's added to support the load, and the customer liked the look so much we removed another beam and added an LVL which really opened the room up. Then 1600 sf of new custom tile with 400 sf of it heated coils, the inside walls were cider block with no insulation, so added a wall for electrical and insulation. Then drywall, paint, custom wood built in benches, new custom mantle,  the kitchen cabinets, custom stone backsplash, custom quartz countertop, new wiring and plumbing, base and casing trim, new doors including 2 tricky sliding barn doors and a custom new bath tile and cabinets with a Cambria countertop to finish it off.

Clarkston kitchen/bath/flooring remodel

This Clarkston project involved completely demoing a kitchen and 2 baths, then changing a window to the bath, insulating and reframing, refinishing hardwood flooring for most of the house, painting most of the house, then installing new kitchen cabinets with quartz countertops, stainless sink, custom tile backsplash, and fireplace tile, updating the electrical and new plumbing, then custom tile in each bathroom shower and floors, with custom glass shower wall and doors, with new vanities, quartz countertops, undermount sinks, new plumbing and electrical, and finally adding an upstairs laundry, rerouting HVAC, electrical and water lines.

Holly Custom Addition with Deck

610 sf custom addition for parent suite that consisted of a new deck, new full bath with tile, new foyer entrance, new crawl space, new windows, all new electrical, new plumbing, all new roof, all new siding, all new trim, all new gutters, a brand new shed, and then gut and remodel the entire old bath.

Oxbow Lake Hardwood Flooring and Windows

Demo 3000 sf of carpeting, then add custom 4" hardwood hickory with walnut accents and borders. Herringbone pattern in master bedroom, custom square pattern in another, reverse square in another, a star burst pattern in yet another. The master closet done in a maple hardwood and clear coated to contrast the black cabinets. Then refinish entire 1700 sf lower level American Cherry hardwood sand, stain, and then 3 coats polyurethane to make new and old match with a glass like finish.  Each room got a little different custome pattern. I then added new vinyl low-e windows and doorwalls to all the upstairs bedrooms, and one downstairs bedroom and removed the old rotted Anderson windows..

Waterford Remodel

This project consisted of new architecture shingle roof with tearoff, new siding and gutters. New drywall inside, with custom faux painting, all new kitchen cabinets with granite countertops, custom backsplash, new floor tile, new finished basement, new bathroom gutted, with custom glass block cabinet and Jacuzzi tub, new closet organizers in all the closets, and finally a new deck with gas heated hot tub.

Waterford Remodel with New Roof/Siding/Deck/Kitchen/Baths

Custom bathroom and back room office/workout/pet room

This project involved totally gutting an old bathroom and removing a load bearing wall to open the room up, while creating a new modern bathroom, entry area with cabinets and bench, and building a custom countertop to hold 3 dog cages with upper cabinets above it. Unknown conditions discovered to overcome were a leaking shower, a bath vent to nothing, mold on existing walls and ceiling insulation, and no insulation to the existing block garage wall. Everything was taken apart and put back better than before and all brand new. New R38 ceiling insulation, new framing, new tile, new drywall, all new electrical wiring and plumbing, new furnace, new paint, trim, doors, shower glass, fixtures, flooring, cabinets, lighting, etc. The front cabinets got LED bead lighting above and below the cabinets which was really compact but extremely bright for a nice work area. The before after photos speak for themselves and document the entire process.

Stucco EIFS Siding Project

this project involved removing existing cement board siding, then water proofing the exterior wall, followed by adding 2"foam  insulation that was smoothed flat, followed by a fiber mesh that was motored in. Then followed by a finish coat with color and texture added.

This project consisted of framing entire lower level. Wiring it, add custom columns, adding a sub floor, laminate flooring, a custom kitchen with granite countertop and island, custom backsplash,  and raised bar counter. Custom bath with glass shower and slate tiling.

White Lake Radiant Floor Concrete for Barn

This project consisted of adding a 30x40 concrete slab to the existing barn. I was then asked to add a rat wall, radiat heat piping prep for future boiler and make slab 6” think with compacted gravel, and rebar and 2” of foam insulation added.

Waterford Quartz countertop and subway backsplash

This project involved demo to existing countertop and backsplash. Then installing a new quartz countertop with stainless steel double bowl undermount sink, and then tiling the backsplash with 3x12 white subway tile with platinum grout and silver Schluter edge. The existing newer sink faucet, reverse osmosis, and disposer were re-used but the plumbing hookups were updated to code.

Vineyard lake kitchen and remodel

This project included installing an all new kitchen with an island, granite counters, a sink, pantry, along with standard range, microwave and fridge, which I helped design. Then installing all the new interior doors along with casing and base trim for the entire inside. It also included an exterior door to the kitchen. The exterior windows had a new interior wall built to run electrical and insulation to code which created a deep pocket around the windows and a hard space to add window trim to. So I had to be creative and improvise to make the window trim look professional and clean without the high cost.

This project consisted of adding an all new 7400 sf asphalt driveway with turn around to the property which really upgraded the look and function of the home.

This project consisted of stripping old wood deck, adding Trex decking over it, then adding custom bench seats with additional left over decking material.

Waterford shower makeover

This project involved demoing the entire shower down to plywood to fix a floor leak. We then installed a Schluter shower pan, niche and system for waterproofing. The plumbing had to be changed out to accommodate a new shower valve, rain head and hand sprayer. and drain. The homeowner purchased the floor and wall tile along with the shower fixtures. We cut out the wall to open up the dark area to later install a custom glass wall. We also enlarged the door opening so the homeowners parents shower accessibility was easier to get into. Finally we added white quartz around the door opening and under the glass wall, and around the niche. The result was stunning, the glass wall really lighted up the dark shower and opened it up, and the new shower fixtures along with the niche made it more modern along with fixing the leak. The 1st 2 pics show the before and after transformation.

Wine Cellar

Custom wine cellar with bonus spalted wood pantry shelves behind a custom lower level kitchen. It is about 4' x 16' with barrel ceiling, cedar wall for looks and nice smell, then custom wine rack as centerpiece with countertop and wine glass rack above and stone backsplash. It has custom made spalted maple wood shelves for rustic look for pantry storage.

Birmingham Pattern Concrete Patio

This project consisted of adding a pattern concrete patio to back of the house and re-pouring the back side of driveway after removing the old cement drive.

This project added stamped concrete and cement patios and concrete courtyard patio which really cleaned up the exterior of the home and created 1200 sf of outdoor finished space and clean entrance.

Turret faux stone mural custom painting

Custom mural paint to mimic stone to really highlight the interior round turret walls. This project turned out spectacular and the customers loved it.

Watkin's Lake New Roof

This project had storm damage that caused the roof to leak. I had to have 4 layers of old roofing material removed, roofing boards replaced, and re-shingle the entire roof and flash the chimney in a short amount of time. After removing the old shingles, it took a ton of weight off the roof structure, and actually allowed a door to function instead of sticking. 

Custom oak staircase

New custom oak staircase was made to fit right over rough 2x12 stairs. It had 18 risers and 17 threads, with 2 custom triangle stairs, and used 4 coats of sprayed polyurethane that were sanded in between coats for super finish. It also had 5 end caps made to fit wrought iron spindles and used bisquit joints to secure.

New front and side doors with interior casing and trim to update the Royal Oak home and make it better insulated and modern.

New Fiberon Dock strip and replace and added triangle section

This job involved stripping off the 25+ year old deck boards and stringers and replacing with new treated 2x4's and Fiberon Cottage Grey decking with hidden fasteners. We also added a new triangle section to the dock to extend it to the angled hoist for ease of gear and fuel loading onto the boat, then raised the step to be even with the dock, so added another 3 ft. of usable dock space and it was 6 ft. wide which is a lot nicer than a standard 3 ft. dock width.

New design and build job from scratch. Approx 2650 sf new home, 4 bedrooms, 3 baths, bonus room, fireplace, with 3 car attached garage, full basement, and pole barn with driveway. 

Retaining wall waterproof & brace

Brick retaining wall braced to strengthed it and eliminate any further water damage. The backside of the retaining wall was waterproffed with sealant, then dimple membrane and drainage tubes added along with gutter directed into the drain tubes to prevent any water better trapped behind the wall which caused the original damage.
